This cozy traditional Tuscany house rental sits in the Val d´ Orcia. It is a part of a 300 ha organic farm that promises you will have a serene vacation though within a short drive to restaurants, cafes and shops. The property enjoys a billiard and table tennis, a petanque court, a wooden pizza oven, a TV with satellite channels, a spa area with a jetted tuba and sauna. The property comprises of the main house and a guest house and sleeps up to 18 people.

Main house
This part of the property sleeps 16 people. There are 8 bedrooms - 2 of them enjoys king-size beds, the other ones come with queen-size beds. One of the king bedrooms has a sofa bed that can be used for a child. All the bedroom enjoys en-suite bathrooms, AC and ceiling fans.
The common areas include a living room with a sitting area with a fireplace. Further on, there is an indoor dining area and a kitchen fitted with all the amenities one might need. It features a dishwasher, a stove, an oven, a microwave, an ice maker, a toaster, a grill, an oven, kitchenware and tableware. 
The spa area benefits from a sauna and a Jacuzzi; the games room has a billiard.

Pool house
The last bedroom is situated in the annex. It comes with a queen-size bed and has a sofa bed for a child. The room has an en-suite bathroom, AC and a ceiling fan.

Outdoors
Outside, there is an al-fresco dining area for 20, a wood pizza oven, a petanque (Bocce) court and a table tennis. Also, there is a private swimming pool with Roman steps and a sunbathing area with loungers.

Also, the house is quite close to 2 world-known Tuscan winery spots - it is about 20 minutes´ drive from Montalcino and a around 45 minutes´ drive from Montepulciano. The town of Siena is about 30 minutes´ drive away. 
Further on, the thermal baths of Bagno Vignoni is just 25 minutes away and the Unesco heritage Pienza is around 30 minutes away by car. 
Arezzo is about 1 h 15 minutes´ drive away. The nearest airport is by Florence, it can be arrive at in about 1 h 30 minutes.

Additional Information

Tgliche Reinigung:

Maid services for 5 h daily from Monday to Friday are included.

Steuern:

All the taxes except for the Tourist Tax are included Tourist tax shall be paid at the spot at arrival ( 1 EUR per person and night for maximum 7 nights).

Mietkosten:

Utilities are NOT included and shall be paid on the spot: 200 EUR per week.

Concierge-Service

Wchentliche Reinigung:

Weekly cleaning and change of bedlinen and towels on Saturday is included for stay of more than 1 week.

Endreinigung:

Final cleaning is included.

Check in/out policy

Check-in after 16:00.
Check-out before 10:00.
Changeover day in summer is Saturday.
All other periods are flexible.

Payment Policy

In order to book the property, you shall pay a reservation deposit of 50%.
The balance together with the security deposit shall be paid no later than 2 months before arrival. 
The Security deposit will be wired back to you minus bank fees shall no damages occur to the property.

Cancellation Policy

In case of cancellation more than 2 (two) months before arrival, 20% of the rent is non refundable.
In case of cancellation 2 (two) moths before arrival or less, the total rent will be retained.
